Part of the reason why master-planned Vista Ridge is down to the last single-family homes that will ever be built in the community is the huge value that families find there, compared to what they get elsewhere in the Denver-Boulder corridor. Ryland Homes, which has every one of those dwindling number of homes and sites, will show you those contrasts today, along with the championship golf course and the amenities that residents get at VERY modest fees (now $56/month).
“What would a new home of this size and quality run closer in to Boulder?,” I asked Ryland’s Matt Bond, who showed me a luxury semi-custom Ryland has on its way to fall completion, on a site backing to the 5th fairway of Colorado National Golf Club. “You mean Boulder County, on a half-acre like this?” Bond returned. “You’re certainly looking over $1 million, and that’s not counting the golf view.” The one Bond can show you today not only overlooks the course, but the Continental Divide behind Boulder. Like other semi-customs in Ryland’s ‘Estates at Vista Ridge’ enclave, it’ll have a tile roof, expanded masonry and big outdoor living spaces. The size is 3,500 square feet, not including a walkout level that could someday add another 1,500 feet of finished space. It’s $649,000. Closer to his two Perspectives Series model homes, Bond will show you a ‘Highlight’ ranch, 2,223 square feet on a lot overlooking Fairway 3. It also has a walkout basement with large deck above, and is being appointed with quartz counters, cherry cabinets, and hardwood floors spanning the main-level. In addition to a luxury master it will have a second suite-style bedroom with bath – priced in the high $400s. Both of these, and other Ryland homes from the $340s, have 3-car garages and are Energy Star rated/HERS tested to perform way beyond older homes — low-e windows, 2×6 walls with R-20 blown cellulose, and kitchen recycle centers. All are close to the low-cost amenities that make families who already live in Vista Ridge some of Ryland’s most persistent buyers. “People here get really comfortable with their amenities and elementary school,” Bond said, showing off two pools, tennis courts, ballfields, community center and trails. “They come to us, wanting to get out of their starter homes and into something with 25-year potential.” With those older homes selling well, Ryland accepts contingency sales.
