Super low-priced route to low-maintenance living: Heritage Todd Creek shows a golf ranch, $259,900

The Denver-Boulder area’s market for retirement ranch living (it stayed pretty strong all the way through the 2009-2011 downturn) is moving much faster now – brisker sales, to couples who have an easier time selling their older houses; and skewing toward a younger demographic. “We’re seeing much younger buyers wanting ranch living,” said Lennar Homes’ Cindy Ditallo at 55-and-older Heritage at Todd Creek, off Highway 7 east of I-25 in Thornton. Of three new ranches that sold in Todd Creek last week, all three buyers were under 60-years-old, not quite retired, and ready to get a piece of that lifestyle right now.

Today Ditallo and Lennar’s C.W. Vaughn and Mike DeNuzzi will show you a super-affordable route into Heritage at Todd Creek: a low-maintenance ‘paired home’ design, two bedrooms and two baths, around 1,400 square feet, on a site overlooking the third green. “The Arthur Hills-designed golf course is really important to this buyer,” Ditallo added. “Being inside a gated, golf community appeals to plenty of people who don’t even play golf.”

That’s just part of what lures buyers to Heritage at Todd Creek, says Carrie Castilian, Lennar’s marketing director. “It’s the whole lifestyle, particularly getting to meet people at the Grand Clubhouse and at all of the clubs that have emerged,” she said. Last Saturday, Creekside Restaurant/Bar was jammed with 100 residents for karaoke night – one of dozens of events that include golf-poker gatherings, water aerobics, yoga and jazzercise; not to mention service groups that have been aiding underprivileged kids by providing new outfits for the school year. Lennar will have a team of ‘ambassadors’ on site today – actual Todd Creek residents, who can tell you about the experience.

You’ll see two single-family model homes for sale from the mid-$300s; a single-family ‘Spyglass’ ranch backing to the course (2,014 feet plus basement and 3-car garage, $399,900); and Lennar’s ‘Everything’s Included’ features. “Buyers here like the idea that they’re not nickel-and-dimed for finishes that everybody wants these days,” Ditallo said. To reach Heritage at Todd Creek today, take I-25 north past 470 to Highway 7, then head east 5.5 miles to Yosemite.
