Builder-architect shows extensive 6-bedroom remodel in Belcaro that was HGTV’s ‘Bang for Your Buck’ home

Belcaro, the neighborhood that wraps the historic, 33,000-square-foot Phipps Mansion east of Bonnie Brae, is suddenly an epicenter for new custom building that’s pushing to the $5 million range, says builder Mark Adcock, who’ll show you a lavishly remodeled Mediterranean styled home there today that’s priced a whole lot lower than that.

Belcaro? “It’s on fire,” says Adcock, who counts five custom homes under way in the blocks surrounding 730 S. Garfield Street, just east of the circle that wraps the mansion and the homes clustered around it. Right next door, Adcock says, you’ll see a hole in the ground where a buyer scraped an older place to create something that will reportedly be in the $3-to-$4 million range. Adcock’s remodel, still showing some of its 1951 interior but absolutely transformed inside, is at $2.6 million. “We’re in the $400-a-foot range,” he adds; noting that some of the custom-builds will come in over $800.

The house you’ll tour had an unworkable floor plan when Adcock (he’s a credentialed architect, member of the Royal Institute of British Architects, ASID interior designer, and agent as well as builder) went to work on this – just before Quark founder Tim Gill purchased the Phipps and began an extensive makeover. “It’s an incredible area,” Adcock said about Belcaro, while showing off the repositioned, lavishly appointed kitchen, now opening into the family room. “It feels like rural, but you’re blocks from Cherry Creek.”

Inside the home, featured as HGTV’s “Bang for Your Buck” house, you’ll see one of the better master suite makeovers you’re likely to find; a good entry experience with inlaid decorative tile that flanks a large formal dining room and a bright study; expansive, gabled kids’ bedrooms; 3-car oversized garage; and a detached studio dating from an outbuilding in the large backyard. It’s open before the Broncs play today; east from Bonnie Brae’s 5-way traffic light on Exposition, eight blocks to Garfield’s SOUTH intersection, and right.
