Two days after Christmas, when shoppers should’ve been at the mall returning gifts, there was a non-stop line of Arvadans arriving to see Lennar’s two newly opened models at Leyden Rock, a master plan taking shape north of Westwoods between Indiana and the foothills. Any of three reasons could explain why: the schools (10-for-10-star West Woods Elementary to 10-for-10-star Ralston Valley High); ranch plans (you can see one today, with three more coming); and an Arvada address.
Arvadans are famous for wanting to stay inside their town when they move; but heading into a new year, more of them seem ready to do just that. “Showings dropped before Christmas; but then suddenly we were getting showings set for Wednesday and Thursday,” says Arvada RE/MAX Alliance agent Gary Browning, who brought in Lennar’s first contract after the models opened. “People are out there looking.” At Leyden Rock, they find pre-grand opening prices from $384,900 (prices are slated to go up after the next models are done) and a master plan heavily oriented toward outdoor life – 65 percent of the community dedicated to open space, to be wrapped by 17 miles of planned trails that will link to existing Arvada trails and parks, and beyond to the foothills. Lennar community rep Cindy Ditallo started noticing traffic arriving by bike to see the neighborhood before the model opened. Those buyers may be younger with kids (Lennar has home sites at Leyden Rock the run to 9,100 square feet without any premium on the lot price); or older, wanting a ranch (Lennar includes the 3-car garage and a full basement at no extra cost, not just on the four ranches, but the family sized homes, as well). Even the smallest ranch is 1,874 square feet. When you explore the models, you’ll also see a lot of blue tags with “Yes, It’s included!” – marking that item as part of the package – not just the 3-car garage, but fireplace, stainless double-oven and microwave, rounded corners, 8-foot doors on the main level, 12×12-inch floor tile in the master bath, front yard landscape, 13-SEER air conditioner and 92 percent-efficient furnace, and Nexia smart-home technology with a security camera that lets you check your locks and lights from your smart phone. Ditallo will also tell you about Leyden Rock’s planned pool, kids’ splash pool, hard court and turf play areas, with a clubhouse. Leyden Rock is west of Indiana on W. 80th (Leyden Road); from I-70 take Ward Road to W. 64th; head west to Indiana, then north two miles to 80th and turn west.
