How much difference does it make to shop around a little before plunking down money on a family-sized home, in this year when homes are already very, very scarce? Huge difference, as KB Home will prove to you if you’ll drive 13 miles east on Baseline Road from the builder areas around Broomfield and Erie, to compare prices of a ranch model that KB Home is grand-opening over in Brighton.
“Homebuyers who work anywhere along the I-25 corridor are making a big decision when they choose whether to drive west from the freeway, or east,” says Matt Mandino, Colorado Division president of KB Home, celebrating a grand opening at Parkside at Brighton East Farms. The neighborhood is 15 minutes east of the new home areas west of the freeway on Highway 7 – but over $100,000 less in price range; further than that in tangible value items such as quarter acre home sites and a standard 3-car garage, that make a great difference to families. At Parkside (the 23 lots border giant Donelson Park) the very smallest site is around a quarter-acre – twice as large as typical new sites, Mandino notes – enough room where KB Home can offer a 3-car garage at the standard price, with room left over for an optional 4-car, or for a boat or RV pad. “Compare that to what you find in other parts of town and you’ll see a lot of added value,” he adds. KB Home rep Ann Slusher says families here are serious about their trucks and other toys (nearby Barr Lake State Park allows boating). “Can you raise the garage header to 9-feet for my ‘dually?,'” one buyer asked. That kind of a question gets a yes at KB Home, where you get the ‘Built-to-Order’ treatment – lots of flexibility in doing it your way, through the builder’s own design center. In addition to the Maidstone ranch on view (2,126 square feet, showing the 4-car garage, one of four ranches) you can ask about a big-family Lewis plan – 2,501 feet, with three bedrooms PLUS a den and a loft/homework area, that can go to six bedrooms. The price starts at $282,495 – around $113-per-square-foot. “If you compute what builders west of I-25 or even others here in Brighton offer, and then compare the features we’re including, you’ll get quite a contrast,” Mandino says. At Parkside, those standards begin with a high-quality tile roof on every home, along with Energy-Star-3.6 features. KB Will have free cupcakes and recyclable shopping bags today, while they last. To reach from I-25 at Hwy 7, head east on 7 a block to the left onto Baseline, and head straight east 11 miles, to N. 45th in Brighton; or from I-76, head north to the Lochbuie exit, then west past 50th Avenue.
