If you’re someone who has hankered for something considerably bigger than what most Front Range buyers consider a ‘large home site,’ this weekend Steve Amick with Brooks Realty & Advisory Group will show you some sites that are a little more Lorne Greene sized.
To see those, you’ll have to drive 2½ hours from Denver – but in addition to lot size, you’ll get a big dividend in scenery, and a huge savings in price. At Wild Horse Ranch, 18 miles west of Laramie, Amick can take you to one near-40-acre parcel priced at $69,800 – and numbers of others that have lake views, even lake frontage, at prices that come in well under $350,000 – some in the mid-$100s. With those kinds of wide open expanses, memorable views of Sheep Mountain and the Snowy Range, and lot commitments that may cost much less than an average tract home in the Mile-High, buyers at Wild Horse Ranch are doing varieties of things with their vast parcels, according to Amick. Three current buyers are looking at building a log home on their property, with some designs being provided by Laramie area contractors. One has a 10,000-square-foot custom home underway along the lines of several that you can see during your visit tomorrow. Still others are using their properties as very private, secure camp and recreational sites (Wild Horse Ranch is protected by electronic entry gates), where they can ease into the idea of what to build, a little bit at a time. (I met one family that began with a large new barn where they’d quartered off an apartment for themselves, while they look ahead to a ranch house). Numbers of buyers opt for solar and/or wind energy up front, looking for a chance to create sustainability in a place where you can maximize those resources. Whatever your intention, Amick will give you $100 Visa gift card tomorrow to cover your round-trip up from the Big D, in exchange for giving Wild Horse Ranch a thorough look. That includes driving to Hattie Reservoir and Lake Hattie, both huge trout lakes that have sites adjacent and provide a picnic area as a common recreation site shared by residents. Even on your least lucky day you’ll see wildlife, according to Michael Sawhill, president of family-owned Brooks Realty & Advisory Group, who says that sightings have been excellent this summer: not just namesake herds of wild horses, but lots of antelope and pronghorn, raptors including eagles, and more. You’ll also see how close this is to Laramie Regional Airport – about 15 minutes – which some residents use for quick commutes to business parks out of state. Amick will show you two near-40-acre parcels on Lakeside Drive that are scheduled to get dedicated underground power by year end, one of them at $106,000, the other at $112,000. There’s also lot 338, at $166,043, perched on a ridge overlooking both Lake Hattie and Hattie Reservoir. The very most expensive site he can display is priced under $340,000 – fronting on one of the lakes. “They love the views and think the prices are great compared to Colorado prices,” Amick says of his buyers – adding that they also appreciate the taxes they pay in Wyoming compared to the Front Range.available
