Colorado’s huge demand for no-maintenance ranch patio homes has lured Ryland Homes into the market – top-10-ranked national builder with aptitudes that can focus formidable resources on the design challenges of a patio-ranch model. You can be one of the first to see what they’ve come up with this weekend at the grand opening in Boulder County of Ryland’s Patio Villas at Coal Creek Village North.
Starting with plans that are 100-percent free of entry steps. “These are zero-steps, fully visitable for guests who have access issues, or for a parent or spouse who does,” says Ryland Colorado Division President Dan Nickless. “They’re designed consistent with the demographics we’re seeing across the country, but particularly here in Colorado.” Ryland’s Trina Miller, who will show you two furnished models just east on S. Boulder Road from S. Public in Lafayette, adds that Coal Creek Village North will NOT be 55-and-older restricted. The market is broader than that, she says – not likely to draw young families with kids, but already attracting some 40-to-50-year-olds who find Ryland’s floor plans reaching for their own tastes, as well. “We’re including the same ‘cool factor’ we’re showing on our other homes,” Nickless says. “People don’t really want the formal living and dining anymore; they want cooler work and play spaces. We’ve created surprises in all of these models – nooks, crannies, and eye-catching ceiling heights.”You’ll see those in a Barcelona show home – 1,476-square feet, plus oversized two-car garage and more than a thousand in the basement that can be finished up-front as extra entertaining area and/or a third/guest bedroom suite. It shows a laundry that’s connected by a trendy barn-door to the master suites’ closet/dressing area. Miller says that making the basement finish optional is the right approach for this buyer: “People who don’t need that amount of space can keep the price down,” she adds, noting that Ryland has designed and priced the new plans from $324,990 – low enough that a buyer should be able to come in under $400,000 even if they’re including the finished basement up front. Hardwood floors throughout the non-bedroom areas on the main level, along with granite kitchen counters, and master suites with tray ceilings, are all part of the package. Of course, the mowing, raking, shoveling, painting and roof maintenance are all provided in the association dues. The location eight minutes from the heart of the Interlocken/U.S. 36 corridor, has both downtown Denver and Boulder very accessible; is walking distance from Sprouts Farmers Market; and has Lafayette’s signature LaMont Does Park/Pool a stone’s throw east of the site on Boulder Road (Ryland has dedicated a parcel between the park and the models, over to the city as additional parkland). Three blocks south is a trailhead to the Coal Creek Regional Trail – a good place to use the bikes that will store well in Ryland’s extra-large 2-car attached garages. Meanwhile, this is five minutes from 470 headed for DIA (31 minutes!); so early buyers include a retired pilot; and a staffer at new Exempla Good Samaritan Medical Center, a mile south of the models. Ryland is already looking ahead to other sites for these plans; but right now there’s only one place to see them: To reach Coal Creek Village, take Wadsworth/287 north from U.S. 36, through Broomfield, five miles to S. Boulder Road, then turn right a half mile to Saratoga.
