Thirteen minutes east of office campuses and shopping in the city of Boulder, Meritage Homes is riding a wave of buyer demand this spring in a setting that has a Boulder County address, but prices way below what comparable resales go for in Boulder proper. Today at Flatiron Meadows, off Erie Parkway east of U.S. 287, Meritage unveils an ‘Elbert’ model that’s a luxury-sized version of those fast-selling homes; and already knows just how popular it will be.
“We looked for over year,” one buyer told me, who had signed on the day before for a personalized version of the new Elbert, for a roomy site not far from where Flatiron Meadows has a site for a Boulder County K-thru-8 school (a referendum is scheduled for November on launching the school). With that sale, Meritage has already gone through 60 sales in nine months since it opened here. You can visit the Elbert, one of four models Meritage has open, and can pick-and-choose from roomier 7,000-to-14,000 square foot lots that Meritage is getting set to open, after buyers ran through the builder’s first phase of sites well ahead of expectations. “People really want to be part of Boulder County,” says Cherese Kapper, who along with Kyle Parzybok will show you the models and new sites today, close to an 8.3-acre park site with a panorama of the Indian Peaks behind Boulder. Prices start from $359,990; but Meritage Director of Sales Craig Dunkelberger says that the convenience of this to Boulder, along with the disparity in pricing, is taking demand into a higher range – something the Elbert showcases. It’s sized over 4,000 square feet finished, has an option to go to six bedrooms with five-and-a-half baths, offers a main-floor study and guest suite, and a chef-quality kitchen with enormous island, butler’s pantry, wine fridge and more. In a spring when there’s very little inventory out there, new or old, Parzybok and Kapper can also show you rare examples of homes that can deliver in May; including a ‘Wilson’ plan, 3,500 square feet with a main-floor master suite, on a 9,000-foot lot, at $611,000. They’ll also show you the new ‘Energy Information Center’ that showcases Meritage’s trend-setting approach to energy efficiency: innovative foam insulation that insulates far better than conventional systems, along with low-E-II windows, and an option for solar energy.
