As sales take off in an enclave overlooking Arvada, Lennar readies its best view sites at Leyden Rock

If you like Arvada – practically everybody does – but you’re tired of the 30-year-old homes Arvada tends to offer, Lennar Homes has an eye-opener for you today on the west side of town, served by some of Colorado’s best schools. Leyden Rock was already seeing fast sales of its sharp looking single-family homes and ranches at Leyden Rock when Lennar crews began readying what are doubtless the best sites it has released there: a cul-de-sac reaching out over open space, with the Ralston Buttes fetchingly arrayed to the west, and views of downtown Denver’s lights to the east.

Even you’ve been out to see Lennar’s eye-catching models before, west of Indiana on 80th/Leyden Road, you should take a new look at these new Leyden Rock lots — a number with possibilities for a walkout basement or a day-lighted garden level, something that everybody likes and that makes a particularly coveted combination with one of the ranch plans Lennar offers here.

Ranch or family-sized two-story, you can already see how these homes look arrayed in a full streetscape, from all of the sales Lennar already has here, now totaling around 90 homes. Lennar’s Cindy Ditallo and Curtis Allan say that most buyers follow the typical Arvada pattern: They already live here and want to stay inside their coveted city when it comes time to move up.

Leyden Rock, however, is only 20 minutes from Boulder west via Highway 93; and with prices from the $440s, Rhine and Ditallo also get buyers from south Jeffco and other areas, who work in Boulder and who want to cut their commuting time, without paying Boulder area prices.

Pushing both types of buyers along is the quality of three schools: An elementary is rated 10-for-10 stars at GreatSchools.org; the middle school rated 8-for-10; and Ralston Valley High School, 10-for-10. Buyers also like Lennar’s “Everything’s Included” approach to features and options – with features that almost everybody wants like a basement, fireplace, slab granite kitchen countertops, stainless appliances, hardwood kitchen-dining floors, air conditioning – at the standard price. “”People just don’t have time to be dealing with all of those choices,” Ditallo says. “They appreciate they’re getting the obvious items without having to deal with that.”

Leyden Rock is west of Indiana on W. 80th (Leyden Road). From I-70 take Ward Road to W. 64th; head west to Indiana, then north two miles to 80th and turn west.
