Buyers can spend years and years looking at low-maintenance ranch plans without pulling the lever for one – just ask the builders who are working that market. But Ryland Homes has some new villa-styled paired ranches in west Arvada that are turning lookers into buyers – and they’ll give you a tour today, west of Indiana Avenue on W. 80th.
Jerry and Marilyn Petrocco, tired of doing yard work, looked at ranch plans for ten years without finding one that would get them out of their longtime home in northwest Denver – but are now headed into a patio villa in Arvada’s Leyden Rock. And although Ryland’s paired designs are the lowest priced patio-ranches in the community, Jerry Petrocco says that price wasn’t the factor that made them buy. “Some homes were way too big,” Petrocco said, while taking some photos of the Ryland models you’ll tour today to plan their own home. Petrocco, who grew up behind an Italian grocery in North Denver and who still loves the neighborhoods’ famous supper clubs, says he’s looking forward to something his home in Highlands never offered – views of the scenic ridges west of Leyden Rock. The community is designated for 660 acres of its own open space, along with 17 miles of trail and three sizable parks, one of them right beside Ryland’s homes. “This is a smaller community feel,” said Ryland’s Kimberly Karsell – noting that Leyden Rock’s build-out will be less than a quarter the size of some master-planned areas. “This is a low-maintenance lifestyle in a rural setting that is still close to city conveniences,” Karsell added. “Our buyers want to be close to grocery shopping, but they don’t want to look at it.” All homes will get lock-n-leave quality maintenance services — not only driveway and front walk snow removal, but front-and-back lawn care, and exterior maintenance including paint and roof. That, she adds, is already attracting buyers who have second homes in the mountains and elsewhere, or who spend time visiting kids out of state. That includes the Petroccos, with ten grandkids that need visits. You’ll tour Ryland’s Stockholm and Athens models as well as walkout sites where the finished basements have direct access to the rear lawn – most with stunning views.
