Re: “Construction-defects bill gets green light in Colorado Senate,” April 11 news story.

In the discussions of the construction-defects bill in the Colorado legislature, I’ve heard very little about design.

I’ve been a carpenter, roofer and handyman for years. I’ve seen many bad designs. Some of the worst problems are with roofs, gutters and drainage. Many houses have large roof sections draining to a short piece of gutter. The gutter can’t handle all the water, and leaks result. Recently I worked on a house with no gutters. Water poured off the roof, rotting the cantilevered deck and main support joists of the house. I asked building officials, “Why do you allow buildings like this? It will cause problems.” Their response: “It meets code. Itap not our job to stop these designs.”

Building codes have few requirements about roof drainage and gutters. Buyer beware — consult with a roofer or inspector who understands these issues, or expensive fixes may be required. Itap difficult to build a good quality structure with a bad design.
