Broomfield’s miracle neighborhood: Toll Brothers opens its final, large sites at The Preserve at McKay Shores

Nowhere in metro Denver is it easier to grasp how rapidly things have moved from a buyer’s market to a seller’s market than in Broomfield – center point of the booming U.S. 36/Flatiron corridor. In practically all of Denver, mid-priced homes sell quickly with little inventory – but in Broomfield, Realtors see that in the higher price ranges, too; driven in part by what Toll Brothers is doing here.

Today, Toll Brothers’ Marie Bryant will show you the last 32 luxury home sites in The Preserve at McKay Shores, a mile west of I-25 on W. 136th Avenue, arrayed around trails leading into McKay Lake open space. When Toll Brothers arrived on the site four years ago, nobody could have believed how well the upper-end market would take to this community design (with an attractive new pool ready to open in May).

“It’s been like a miracle,” says veteran Broomfield-area Realtor Joan Pallone with Metro Brokers, who stopped by McKay Shores Wednesday to get a briefing on those final sites. Pallone had visited this site with Toll Brothers planners when they were first eyeing this for luxury homes, wondering whether the price range could be supported.

You’ll see how that went today when you visit The Preserve – how rapidly this sold during the slower market, leading into the fast market now. “Buyers are telling us that there is such little inventory available in the luxury home resale market,” says Bryant, “that by the time they renovate a home to their liking, they could’ve selected a brand new Toll Brothers home, with their own choices of finishes through our Design Center, plus new flooring, cabinets, heating, air conditioning, tile roof, and new warranties.”

That kind of logic makes extra sense, she adds, to people moving in from out of state, comparing Toll Brothers’ prices to what they were experiencing in California. Meanwhile, you can tour a spacious, sharp looking Vail ranch plan – 2,843 square feet finished, with an upgraded granite kitchen with stainless appliances including double oven and 5-burner cooktop, plus 3-car garage including a carriage bay for a show car, and loads of additional space for future expansion in a ready-to-finish basement with structural floor and rough-in plumbing. It’s almost ready for move in, at $774,995.

Homes in The Preserve start from the mid-$600s on those new sites, including ones you can explore that back to a trail corridor. You can also tour Toll Brothers’ model home in ‘The Enclave’ at McKay Shores, an area of lower-maintenance sites. Start a home now, notes Bryant, and you can lock in your interest rate from the day your foundation is poured, to take advantage of rates that analysts suggest are likely to rise. You can tour the trail system that connects to the lake; and see how close this is to Adams 12’s Legacy High School and a new King Soopers shopping center with Starbucks.

Both neighborhoods at McKay Shores are a mile west of I-25 on 136th. Take 136th west, past Huron, to Quivas and then turn north. The Preserve’s model home is north past the roundabout.
