In a market where buyers are being told by agents that they should be prepared to bid $15,000 extra to get a resale home, Lennar Homes wants to show you two alternatives today, both in all-ranch, golf course communities, with values that are going to look good compared to re-sales you’re looking at. One is in Thornton off the 470 Beltway at the new Quebec exit; the other up in Windsor, near Loveland. Both have new ranches you can contract on today, no bidding necessary.
Lennar has been way out in front of other builders in getting homes ready to deliver, at a time when there’s way too little inventory on the market, says Mike DeNuzzi, who with Liz Midas will show you Heritage Todd Creek – all-ranch, age-55-plus living wrapped around a scenic Arthur Hills golf course, four miles east of I-25 at E-470. “Todd Creek is being seen as the premier ranch community now,” says DeNuzzi, “for the quality of the lifestyle, but also because we can deliver homes you can be in within two months.” Even if you’ve seen Todd Creek before, you’re going to be surprised how it’s transformed by its new approach from the west along Quebec Street. You’ll tour eight new models, all ranch — Heritage and Masters single-family ranches, and a new line of Briarwood duplex-styled ranches that come with front-and-backyard landscape maintenance, that start from only $386,900. If you like what you see, DeNuzzi and Midas will show you a Cooper ranch, with 3-car full-wide garage and 9-foot basement, on a site that backs to the Number-12 fairway. It’s priced at $505,000 and can be ready by July. Todd Creek has other single-family patio ranches from around $440,000. Meanwhile, by driving another 25 minutes north up I-25, you can tour an all-ranch, non-age-restricted enclave that has many of those same plans, in a master-planned golf community, priced even lower. Five miles east of the new Crossroads exit near Loveland, Lennar’s Tiffany White will show you Stonewater at Water Valley, surrounded by 27 holes of golf and five large lakes linked by trails. Here as well, Lennar has ranches near-ready – including an Abbey ranch, two bedrooms plus a study, backing to open space. With no age restriction, White sees some sales go to younger buyers who find they like a lower-maintenance ranch plan as much as the older crowd does. Both Water Valley and Todd Creek have amenities designed to draw residents together, making for quick friendships and an active lifestyle. At Water Valley, that includes private tennis, and a one-year free golf membership at Pelican Lakes Golf Club, with a lodge-style clubhouse with resort pool and restaurant/sports bar. And all Lennar homes have ‘Everything’s Included’ features, with slab granite, stainless appliances, LED lighting, fireplaces, and air conditioning, all standard. To reach Todd Creek, take I-25 north past 470 to Highway 7, head east 4 miles to Quebec and turn south, or take E-470 to the Quebec exit and turn north. For Stonewater, take I-25 north past the U.S. 36 Loveland exit, to Crossroads Boulevard, head east to New Liberty; and turn left a few blocks to Vineyard Drive.
