The long-awaited redevelopment of the old Asarco smelter site in Globeville has its first resident: Empire Staple Co. of Denver.
Empire, a specialty distributor of tool, manufacturing and packaging supplies, will move its Denver headquarters into the new $85 million Crossroads Commerce Park, developer Trammell Crow Co. announced late last week.
A 61,870-square-foot facility is being built on a 4.8-acre site for Empire, with completion expected in the first quarter of 2016.
The building, at the corner of East 55th Avenue and Lincoln Street, will feature a large showroom and accommodate corporate offices, light assembly and distribution, according to Trammell Crow.
Founded in 1952, Empire also has locations in Parker, Colorado Springs, Fort Collins, Grand Junction, Frederick and Layton, Utah, according to its website.
Trammell Crow signed on to redevelop the former environmental cleanup site in October. Construction began in late July on the first three buildings in Crossroads Commerce Park, totaling 640,000 square feet in speculative light-industrial space.
At full build-out, the 77-acre park will house up to 10 distribution, warehouse and light-manufacturing facilities equaling up to 1 million square feet. Empire is the first built-to-suit resident.
“We are pleased to welcome Empire Staple Co. to Crossroads Commerce Park, and we are confident the park will provide them with the environment they need to serve existing and new customers throughout the Rocky Mountain region,” said Bill Mosher, senior managing director of Dallas-based Trammell Crow, in a statement.
