Colorado’s own Berkeley Homes is one of those smaller builders that pioneers creative housing types, but also finds smaller infill sites for neighborhoods that big corporate builders rarely touch. That’s a nice advantage in a market like this, when resale homes in established areas like Arvada and Westminster are still selling in a matter of days, at more-than-asking price.
“You’re still writing offers (on resales) at over list,” says Keller Williams agent Joshua Fahrenholtz, who grew up in Arvada and was previewing an attractive main-floor master suite design by Berkeley, just across the Westminster city line in Schoenberg Greens – a home you can tour today. Fahrenholtz’s buyers have been making unsuccessful bids for resales, and he was set to show them some new product instead. But finding those in this popular part of town is tough, says Elise Hatfield at Shoenberg Greens, who’ll show you two family-friendly 2-story models along with the main-floor master. In three short months since those models opened, Berkeley already has seven sales here. “We’re seeing numbers of buyers relocating, for jobs downtown or out along U.S. 36 near Boulder,” she notes. “But we also see loads of people who just want to stay in this area – including some who’ve moved away and want to come back.” Some buyers are older, some younger (Shoenberg has Jeffco open-enrollment schools) – but they all like the maintenance package that’s wrapped into Shoenberg Greens: landscape upkeep for all but a private fenced backyard, plus trash/snow removal, at just $140/month. The other attention-getter here are the prices, says Hatfield – well off the mark from communities you’ll find two miles north in the Hyland/Legacy Ridge area; and generally lower, as well, from ‘new urban’ neighborhoods sprouting up between Westminster and Denver. Like the latter, Shoenberg Greens will benefit from two Light Rail lines opening from Union Station – including a station in Olde Town Arvada. You’ll tour that Westcliff main-floor master design, 1,966 square feet with two upstairs guest bedrooms, 2-car garage and over 1,100 feet in a basement, ready at $450,676. If you close in the next 30 days, Berkeley Homes will knock $10,000 off the price.
