Builders and home buyers alike are watching the countryside around I-25 and E-470 near Thornton this new year, widely perceived as the Denver area’s most auspicious frontier for new development – very accessible, with plenty of amenities arriving. One of those parties viewing the chess board has been Joyce Homes, past player in successful areas like Highlands Ranch – and today Joyce is making its move, one you can be part of.
Today on the northwest corner of Todd Creek Golf Club, the widely admired Arthur Hills signature course near Thornton’s new Quebec exit from 470, Joyce opens sales on the Kingfield Collection at Talon View – four designs ranging from 1,804 to 2,374 square feet, from $399,900 to the upper $400s. Wrapped into the enclave are two standout features: The first is a cart track that will meander from the neighborhood, across the course, to Todd Creek’s sprawling clubhouse with its nice bar and restaurant. The other is a 2-year golf membership package that Joyce is providing to each of its first 12 buying families. “This is a great value,” says Brad White, president of Equinox Land Group, owner of the Todd Creek course and partnering with Joyce on these Kingsfield designs. “This is a chance for a family to become part of an exceptionally promising area at pricing that are going to look very favorable to anyone shopping around here.” This is also a chance to get some lot features that are always coveted in Colorado: including daylight walkout basement potential, lots backing to the fairways, or to Todd or Smith Reservoirs – rare waterfronts. “Right now you can find very affordable lots, or you can reach for something exceptional,” says Scott Moberg, principal with Joyce Homes, showing choices ranging from 65-foot and 75-foot-wide sites to some as large as a half acre. That’ll work well with Joyce Homes’ semi-custom approach to finish and trim options; a contrast to the standardized finishes and appliance selections that production builders generally offer. “We tried that, and we just can’t do it,” says Moberg, adding that customers really want to have those choices in this market – including the ability to mess with basic room layouts, to meet special needs. All of this, adds Moberg, should appeal to a family buyer looking at the Kingfield Collection’s two family-sized 3-bedroom-plus-study or flex-room plans. But this also works for an empty nest buyer that wants single-level living at Todd Creek, but without age restrictions and HOA dues of a retirement community. “I’m that buyer, but I want a neighborhood with some kids running around,” adds ELG’s Brad White. Either buyer will find homes ready for move in now, each in the low $400s – one a ranch, the other a 2-story; and can choose from the four other plans for delivery this summer: two ranches, including a ‘Sandstone’ ranch design, from just $399,900. To reach the sales opening at Todd Creek, take I-25 north past 470 to Highway 7, head east 4 miles to Quebec and turn south a half mile to E. 156th.
