David Weekley, with a reputation for making customers happy, creates opportunities for quick-move-ins close to downtown

No part of the Denver metro area creates a tougher challenge for homebuyers than areas northwest and southwest, where resale homes are selling in days and where builders have the toughest time finding new neighborhood sites. That’s a task that’s been taken on by David Weekley Homes, the nation’s largest privately-held builder – with two creative enclaves in those areas you can tour this weekend, including some homes that are ready for move-in now.

“Because the market is so tight in resale, you can find yourself in a competitive scenario that could cause you to overpay for a home,” says Lisa Hoskins with David Weekley, who will show you Hyland Village today, just north of U.S. 36 on Sheridan – with a choice of new homes ready now. She’s an expert on the market between Denver and Boulder; a former Kentwood City Properties agent who knows the resale areas and who makes that commute every day.

At Hyland Village you’ll see a location close to a midpoint between downtown and Boulder, a bit closer in distance downtown, a bit quicker in time to Boulder. David Weekley has nine bright, wide open designs that’ll be ready in the next 30 days, including ranches, traditional 2-stories and a main-floor master suite, ranging from $533,000 to $597,000. “You’re going to see a better value in size and features compared to older areas,” says Hoskins. Those comparisons are even more vivid for buyers from Boulder, already showing up among early sales at Hyland Village: “It’s difficult to find or to afford anything there,” adds Hoskins.

Unlike older homes, homes in Hyland Village offer David Weekley’s energy design – with HERS ratings that have them performing around 40 percent better than a new home built to code – way, way beyond how older listings perform. Hyland Village, a master-planned community with its own pool and clubhouse that are scheduled to begin construction this spring, is close to Westminster’s vast trail network, less than a mile from its huge recreation center, right across from Hyland Hills golf course – very close to the redevelopment of Westminster Mall; and accessible to the new Light Rail line arriving in Westminster offering nonstop service to Union Station.

After you tour David Weekley’s Parry Peak show home, Hoskins will show you a few homes that’ll be ready next month, such as a 3-bedroom Blanca Peak ranch – 2,191 square feet plus full basement and 2-car garage, with ten-foot ceilings, a study, and bonus appliance package including energy-saving washer and dryer and a stainless refrigerator. If your world is centered further south, David Weekley has created a low-maintenance, new-urban lifestyle at Belmar in Lakewood — roomy townhomes adjacent to a park and to all of the urban attractions of Belmar: 22 restaurants and taverns, plus Whole Foods, shops and theaters. Prices start from the $430s for designs with three bedrooms, 3-½-baths and 2-car garages. And after you tour the model, you can see some homes ready right away – no bidding required.

That includes a 3-bedroom ‘Belmar’ plan over 1,800 square feet, plus garage; with the kind of Euro-styled kitchen and family area you’ve seen in loft-type homes in LoDo and LoHi. To view the model, from the Sixth Avenue Freeway take Wadsworth south 1.2 miles to W. Virginia Avenue, then turn east two blocks to S. Upham.

To reach David Weekley Homes’ Hyland Village, take U.S. 36 north from Denver or south from Boulder to the Sheridan exit, head north on Sheridan past W. 92nd to W. 96th Avenue and turn west into the community. Turn right onto Chase Street, then left onto W. 97th.
