No grand opening ever had more to celebrate than Toll Brothers will next weekend, when it hosts a debut for its six alluring model ranches at Toll Brothers at Inspiration, off E-470 at the Gartrell Road exit, just northeast of Parker. Toll Brothers has already sold some 60 ranches in the age-55-plus master planned neighborhood coming into that opening; well before the added allure of its private amenities for its highly active residents are completed.
You should definitely come to the grand opening party (including gourmet dogs); but you might be smart to sneak a peek today or tomorrow, as well, while Toll Brothers still has its widest selection of sites with views, and backing to open space. Many of those still waiting are able to accommodate a day-lit walkout basement – something that’s a perfect match to one of these appealing ranches. When you see these ranch models and Inspiration’s own amenities (including a community-wide resort pool opening this summer), it’s not hard to imagine how quickly these sites will disappear. Toll Brothers at Inspiration is the only new 55-plus active adult community in the entire south metro area – facing huge ranch demand from aging baby boomers. It’s the same phenomenon that’s created a runaway success for Anthem Ranch by Toll Brothers up in Broomfield. “These buyers not only want single-level living, but want to be around like-minded folks,” says Toll Brothers’ David Foster. At Anthem Ranch, that commonality has spawned more than 60 clubs based around shared interests – including active hiking, biking and fishing clubs that are regularly up in the back country. “It’s not a retirement community,” adds Foster. Over half of those 60 early buyers here have at least one spouse still pursuing a career – and sometimes both do. With six models from three ranch collections to tour, buyers have a wide choice of sizes, including two exceptionally large, luxurious plans you probably haven’t seen, even if you’ve visited before. “But we’re seeing numbers of buyers who really want to step down in square footage,” Foster says. “And these prices are still low enough that people are tending to add a lot of personalized features.” You can plan a home from scratch and skip the hassles of the stripped-down resale market for ranches in south Denver – or Foster and his team will show you a selection that Toll Brothers has near completion now, for buyers who are seeing their old places sell fast, or who are moving into town. For the latter, that includes a ‘Lindsey’ 2-bedroom ranch set for summer move-in, backing to a greenbelt, priced at only $424,324. “It’s perfect for somebody making a reverse snowbird move, with a house in Arizona,” says Foster. No basement, something that buyer doesn’t really want, keeping the price way down. There’s also a ‘Pendleton,’ ready now, on a choice site that backs to open space, with a gourmet kitchen and expansive wood floors, at $521,611. The grand opening at Toll Brothers at Inspiration is next weekend, May 20-21. You’ll hear about the 8,000-square-foot 20-Mile House community center taking shape, with outdoor pool, tennis, state-of-the-art fitness center, and demonstration kitchen; and you’ll experience how well suited this is commuter-wise (my trip out from the DTC was 15 minutes). From I-25 take E-470 east past Parker Road to Gartrell Road; exit and head south a mile to Inspiration Lane.
