Realtors up-and-down the Front Range are all saying the same thing this new year – that home buyers are already out in force and prices are headed upward. If you’re feeling the heat of that market in the prices you’re seeing in Boulder, Broomfield, Erie or Firestone, Oakwood Homes has an eye-opening event for you today a few minutes further up I-25 at Thompson River Ranch — and has crepes and an espresso bar out to sweeten the deal.
Feb.3 is the first day to preview Oakwood’s new Park House and Vista Point single-family home plans at Thompson River Ranch and to drive the home sites in a new neighborhood Oakwood is opening there. You’ll see where a new school and rec center are headed and you’ll pass the landmark park along a cottonwood-lined canal where residents already have a pretty pool and picnic area — picked as a setting by them for weddings and other events.
Prices won’t be released until NEXT weekend, Feb. 10, when you could put down a $500 deposit, fully refundable, to hold a home and a site, until Oakwood begins taking contracts on the two collections in mid-month. But those prices are expected to start from the mid-$300s or lower – a full $100,000 below the average resale home in the Denver metro area now.
That includes for ranch plans – where Thompson River Ranch provides an exceptionally attractive setting. Oakwood has roared through its ranches, many with a second-level ‘smart space,’ in previous neighborhoods there and is now bringing out four new ranches, all with possibilities for a full-wide 3-car garage on some new sites. If you’ve looked at ranches in Broomfield, Thornton or Erie, the prices for those are going to look appealing, says Ryan Delp, who along with Clayton Gardner will orient you today.
Or, if you’re after a first home or are trying to find space for a growing family, these collections promise a lot of value. They range from an entry-level 2/3-bedroom sized at 1,725 square feet; to some big-value plans that can go to 3,200 feet, as many as six bedrooms, plus a Smart-Space level for added homework or play area. All of them, says Delp, will have prices low enough that you’ll be able to consider options such as adding a basement or the 3-car garage and stay below what you’re seeing further south.
And all come with Oakwood’s signature energy features and new Home IQ technology for convenience and security, allowing you to check on a visitor to your front door, turn the thermostat up, or open your garage from your iPhone. A trip to Thompson River Ranch, east of I-25 between the Johnson’s Corner exit and Loveland, is 25 minutes from the E-470/Northwest Parkway interchange; five minutes from shopping and dining in Loveland’s Centerra. The average travel time from the Denver Tech Center is 55 minutes.
Take I-25 north from Denver, past E-470, another 27 miles to Exit 255 (just past Johnson’s Corner); jog east onto the frontage road and head north a half mile to River Ranch Parkway; watch for the signs for the models.
