In one of Denver’s hottest areas, ranch comes on market a block from Thomas Jefferson High

Denver’s Thomas Jefferson High School and its nice ballfield opened in 1960, serving a neighborhood of Eisenhower-era ranches that had prices then around $25,000. Now, Belmont Heights, just west of I-25 at Hampden, lies in one of the metro area’s hottest markets, where listings sell in around eight days.

Jim Cavoto, broker/owner with Ion Real Estate, is bringing one of those on the market Saturday, June 16, open 1 to 3 p.m. (Sunday, June 17, too), well off the average price-per-foot of its surroundings.

At 3606 S. Holly St. in an area of well-kept homes and a few that are being gutted and remodeled, you’ll see a 1,933-square-foot, three-bedroom/two-bath ranch with another 600 feet finished including a ¾-bath in the basement — still pretty much true to its 1956 origins, including original hardwood floors.

If you were looking at one of these ranches with a major makeover, you’d be into the $600s, says Cavoto. But he’s bringing this in at $530,000 — a cost-per-foot (just the main floor) of $274, compared with an average of $387 for the surrounding 80237 ZIP code.

At that price, Cavoto expects this to draw multiple offers. You’ll see an interior that you may well want to open up, but a kitchen that has already had a granite-stainless makeover, and a roof just a year old, thanks to a hailstorm.

Other than nearby T.J. High School (seller Jon Loffelmacher raves about the experience his kids had there), this is a short walk from a Happy Canyon Starbucks and a bunch of fitness places, and is 3 blocks from the city’s border with Cherry Hills Village, where homes get much more expensive.

A hot market is one showing big appreciation now (Belmont Heights is between two: Southmoor Park and University Park).

To reach the open house, from I-25 take East Hampden Avenue west 2 blocks to Holly and turn south a block.
