After a year when buyers are urgently searching for affordability in single-family homes, Colorado’s own Oakwood Homes has a grand opening Sunday, Oct. 21, with doubly affordable opportunities for single-family living — at its master-planned Thompson River Ranch community, off I-25 south of Loveland.
You’ll see a pretty neighborhood with parks and trails, and new models of Park House single-family homes that have starting prices in the low $300s.
But Oakwood is also planning to open sales Sunday, Oct. 21, on an even-more-affordable collection of Carriage House designs, to be priced from the high-$200s — unthinkable now in areas closer to Denver.
“These are amazing prices, particularly if you’ve been shopping closer to Denver,” says Oakwood’s Tiffany White, who along with Kayla Hatfield will show you those new models, along with plans for Carriage House designs.
Carriage House homes are fully private single-family plans with two-car attached garages. When Oakwood releases prices Sunday, Oct. 21, those will start from $289,900 — way, way below prices in the Denver area, where the average single-family home topped out in the $500,000s this year.
The cost of that kind of affordability is a longer commute up I-25 to the Johnson’s Corner exit south of Loveland. But White says many of her buyers with careers in Broomfield, Westminster, Longmont or DIA are making that drive now. (My drive north at midday all the way from the Denver Tech Center south of Denver to Thompson River Ranch was 50 minutes.)
Check out those Park House models — and the plans for Carriage House — and Oakwood will offer you a voucher that will hold those prices to Nov. 4. Up to that moment, you could buy a Chaise plan, 1,160 square feet with two bedrooms and 2-1/2 baths, for around $291,000 — a real price that will deliver a home with a discounted site premium included.
Both Oakwood collections offer front-yard landscaping included; and in the Carriage House designs, buyers will get yard maintenance and snow removal included.
Both series also provide fencing, air conditioning, kitchen with granite counters, baths with tile surrounds, and Oakwood’s energy and Home IQ packages, letting you check on front-door callers from your smartphone.
To sweeten the deal even more, if you buy now, Oakwood will include a Whirlpool fridge, a reduced site premium and $4,000 toward closing costs, if you use Oakwood’s lender.
You’ll see a sharp-looking Springfield ranch model and several homes that could have you moved in by Thanksgiving, including a large Gunnison ranch in the $460s. Those opening prices on Carriage House homes will NOT be extended into November, and you’ll need the voucher to qualify.
Take I-25 north past E-470, another 27 miles to Exit 255; jog east onto the frontage road and head north a half mile to River Ranch Parkway.
