Cherry Creek North is what Kentwood agent Dawn Raymond calls a “micro-market” — so popular with out-of-town buyers that itap seeing brisk sales right now in a month when metro-wide sales are cooling off.

She’ll show you a three-bedroom contemporary townhouse Sunday, Oct. 21, part of an attractive cluster at East Fourth Avenue and Josephine Street that are less than a block from Hillstone and a dozen other dining/gathering spots within a five-minute walk.

“Cherry Creek North doesn’t seem to follow the trends of surrounding areas,” says Raymond, who will show you 375-D Josephine St. in Verdelais, a series of 12 luxury townhouses that wrap the corner, with this one actually facing onto Fourth Avenue between York and Josephine.

The current owners are typical for this area, she says — a primary residence back east, wanting a pied-a-terre townhouse for trips to visit family.

She’s reducing the price today to $839,000 — $36,000 less than the sale price of an adjacent home, same size (around 2,200 feet finished), that she sold earlier this summer.

“Itap such a great location,” she adds, noting that Bromwell Elementary, rated 8-out-of-10 stars at GreatSchools.org, is right across Josephine, and the townhome is next to Manly Park, Cherry Creek North’s only park.

Raymond, who already has eight contracts underway in the area for the month of October, will point up other features that set this one apart: an end-unit, light coming in from three sides, with a finished garden-level basement thatap a man-cave type space that opens to the two-car attached garage.
