In Brighton, cozy up to an energy-efficient home before the holidays, and save as much as $40,000

Meritage’s Pheasant Ridge community features family-sized affordable homes, some for quick delivery, and starting from $377,990.

When super-energy-efficient Meritage Homes opened its model homes at Pheasant Ridge in Brighton a month ago, the earliest sales went to people moving up from inside the town itself — seeing a big dividend in selling prices of their older homes at a moment when the town’s star is rising for its commuter access and attractive new infrastructure.

“People talk about the market cooling off, but we’re really not seeing that here,” says Ed Olea, who will show you Meritage’s Platte ranch plan and Clear Creek family-sized four-bedroom models Saturday, Nov. 10, north of Bromley Lane on Tower Road.

You’ll see displays in the models that show how Meritage squeezes extra energy savings from its designs to get low HERs scores (lower is better), including a ceiling cutaway in the ranch that shows sprayed foam insulation — warmer in winter, cooler in summer, and quieter, too.

If you like the looks of those two models, you’ll find that Meritage has quick-delivery versions of both homes, part of a choice of homes ready for move-in before Christmas, at prices up to $40,000 off.

That includes a bonus version of the Clear Creek plan, with four bedrooms (one on the main floor) plus a main-floor study and a loft — around 2,800 square feet of finished space, as well as a three-car tandem garage.

It was priced at $487,000, but you can take $27,000 off if you can contract now. (Meritage will let you apply part of the savings toward buying down your interest rate if you use their lender.)

Meritage also has a quick-move version of the ranch — three bedrooms plus a study, 1,819 feet of finished space, at $394,990.

If you have more time to plan your move, Meritage’s prices in Pheasant Ridge start from $377,990, a real price that will include any lot premium and Meritage’s standard features including the energy package.

“These prices are $70,000 to $100,000 less than you’ll find west of I-25,” says Olea.

Brighton has a 20-minute commute to DIA and the Gaylord Rockies Resort; around 30 minutes to downtown Denver; and good access to employment on I-25 near the Amazon Fulfilment Center.

When you drive in from I-76, you’ll see a new King Soopers a mile east on Bridge Street, and the new Prairie Center mall with new dining options, adding to venerable places in Brighton’s Main Street-styled downtown.

And be sure to ask about Meritage’s Operation Home Front program — one that just Friday presented a new, mortgage-free home to a military family at Buffalo Highlands, south of here near DIA.
