A six-story concrete office building in Denver’s Capitol Hill neighborhood could soon be converted into 50 residential units, according to redevelopment plans submitted to the city this week by Denver-based architecture firm .

Concept plans for the 1972 office building show that the development at 800 N. Grant St. will be known as the 800 Grant Street Lofts.

The project will include studio, one-bedroom, one-bedroom plus den and two-bedroom apartments, along with a ground-floor lobby and a fitness center covering approximately 1,532 square feet.

The existing two-story parking garage on the property will remain unchanged and continue to serve both residents and guests. Each apartment will have its own dedicated heating, cooling and hot water system. Additionally, the building’s windows will be modified to introduce more natural light and ventilation into the units, according to plans.

This isn’t the first time plans have been proposed for the office building. Last year, California-based design firm KTGY submitted plans to the city to convert the office into a new seven-story affordable senior housing project.

While the existing parking garage was to be retained, the office building itself would have been demolished to make way for a new multifamily development. However, those plans never moved forward.

The 800 Grant St. parcel of land is owned by 800 Grant Street Office Condos Master, which appears to be linked to insurance agency County Technical Services Inc.

Representatives from NEOStudio and County Technical Services did not respond to requests for comment at the time of publication.

NEOStudio has a diverse portfolio of commercial, mixed-use, residential and restaurant projects across Colorado and Montana, including , Denver’s Acova restaurant and the Senderos Retail Center in Parker.
