A Cherry Creek office building could get knocked down to build a new one in its place.
A concept plan submitted to the city of Denver this week calls for the redevelopment of 2702 E. Third Ave., a 0.4-acre lot on the southeast corner of Third Avenue and Clayton Street.
The property is home to an office building constructed in 1966 with a mid-century modern facade. Itap three stories, plus a garden level, and last sold for $12.5 million in April 2023.
The buyer then was an LLC linked to Lario Oil & Gas Co., which is headquartered a couple blocks away.
Lario’s name is on the new development proposal, which calls for the building to be replaced by a five-story, 63,000-square-foot building.
Lario President Ryan O’Shaughnessy didn’t respond to requests for comment Tuesday.
The plans call for 7,500 square feet of retail space on the ground floor, and 55,000 square feet of office space. There would be 125 underground parking spaces.
The upper floors would get smaller and smaller, stepping back from the street like the 260 Josephine St. building developed by Elevation Development Group. Thatap where Lario has its headquarters.
The existing building at 2702 E. Third was designed by Charles Sink, a notable local architect who also designed the One Cheesman Place condo building at 1201 N. Williams and McNichols Sports Arena, which before its 1999 demolition was home to the Colorado Avalanche and Denver Nuggets.
Prior to Lario’s purchase in 2023, the building was given a certificate of demolition eligibility by the city. That certificate allows the property to be easily demolished within five years.
