Three Denver real-estate veterans have teamed to form a company focused on developing 1,600 acres accumulated by one of its founders.
Garrett Baum, Steve Moyski and Bill Branyan started Urban Frontier LLC last month. The company will focus on development of land Baum has accumulated over the years. The company, in Lower Downtown, also is pursuing smaller infill projects, Moyski said.
Urban Frontier controls 800 acres near Interstate 25 and Colorado 7 in Broomfield and another 800 acres between East 48th and 56th avenues on E- 470 in Aurora.
Baum “had the land and didn’t have the history of vertical development or the corporate background he needed to build the company,” said Moy ski, who left Corporex Colorado to start the company.
Vertical development is the construction of buildings as opposed to infrastructure.
Moyski began his career at Trammell Crow Co., where he held a number of financial positions before becoming one of the youngest market leaders running the Denver office, from 1997 to 2002. He has worked on two high-profile projects, successfully completing rezoning of the 50-acre former Gates Rubber Co. site for Cherokee Investment Partners and the development of the Daniel Libeskind-designed Museum Residences for Corporex.
Baum’s career has focused on the entitlement, infrastructure development, public financing, marketing and development of large land parcels. He oversaw the development of the 1,000- acre Interlocken Business Park, where he was general manager. He also assembled the 2,800- acre Preble Creek development, which he sold to Pulte Homes. Pulte rebranded the project Anthem Colorado, a master- planned development at I-25 and Colorado 7.
Branyan left his position as director of development, design and planning for Interlocken in 1999 to form a consulting practice. He has consulted with developers responsible for the MainStreet at FlatIron, Anthem, the Centerra development in Loveland and Vantage Point Lofts in Broomfield.
