Existing home sales and prices in the seven-county metro area were down in January, compared with a year ago.

Sales dropped 17.3 percent to 2,469, compared with 2,987 last January. They are down 23.7 percent compared with December 2008, when 3,234 homes sold.

The median price of a single-family home dropped 16.3 percent to $181,500, compared with $216,950 last year. That’s down 7.4 percent from last month’s $196,000.

For condos, the median price dropped 15.7 percent to $113,000, compared with 134,000 last year. That’s down 9.6 percent from last month’s median price of $125,000.

The number of homes on the market is down 19.4 percent to 19,748, compared with the 24,489 homes on the market in January of last year. The number is about the same as last month’s 19,600 homes on the market.
