If there’s even the slimmest chance you want to take advantage of that $8,000 federal tax credit offered to first-time buyers this year, Oakwood Homes has an event in The Meadows near Castle Rock Outlet Stores that you won’t want to miss: Five models to tour, and nine homes that are on track to be ready before the tax credit’s absolute deadline of Nov. 30.

Oakwood already has 92 sales this year in its pretty Morningview neighborhood in The Meadows, three minutes west of I-25…many of them from the sharp-looking “New Beginnings” collection of super-affordable designs starting from $170,700. New Beginnings are a hit for their prices, but also their “High Performance” energy features. “One buyer of a 1,500 foot house had a month’s electric bill of $25,” said John Cheney, project supervisor at Morningview. “The electric cooperative sent someone to check if the meter was working.”

Oakwood took eight contracts in August, a month when families are usually preoccupied with the final weeks of summer vacation. “People are very excited by the new elementary school here,” Oakwood’s Melanie Gayer told me, pointing up the street to Clear Sky Elementary. Like the rest of the neighborhood, it’s surrounded by bluffs and by Ridgeline Open Space…not far from the Grange cultural center/pool.

All of this makes a compelling package for someone shopping, added Morningview sales manager Alisa Poncher. Last week, one buyer with kids arrived after weeks of touring resale homes. “She bought one of our early-delivery homes that very day.”

That leaves just nine of those…all on view today, each on track for move-in before the tax credit deadline. You’ll also see plans for two newly introduced New Beginnings homes from $224,800 that provide finished basement space in the price…and you can tour Oakwood’s larger Carson Collection designs, all with options for a 3-car garage.

Oakwood will add in front yard landscaping and another $3,000 toward closing costs, if you buy before Sept. 30. They’ll also guarantee to write you a check if they ever drop the base price of these; and can schedule you an appointment with on one of their Homebuyers Club counselors if you have credit issues. Take Meadows Parkway west from I-25 two miles to Morningview Drive and turn left.
