
Whether they’re high-end or low-end, downtown condo projects have two kinds of buyers walk in, says Deborah Green, sales director at One Lincoln Park. One buyer is toying with the idea of a move downtown…while the other has already made the ‘urban leap,’ wants the restaurants, sports and theater right now, and will typically buy in under 60 days.
One Lincoln Park is already over 50% sold and has 80 residents moved in…the vast majority, says Green, people who have owned before, who did lots of homework on value and features before buying, and who know the subtleties of downtown living. …Say, how many higher-end homes are in the building (they mean higher up-front investment, a good thing for future value)…or the importance of big outdoor living spaces, or of luxury-rated sound insulation.
If you DO happen to be new to downtown buying (One Lincoln Park still has about a dozen priced under $450,000), Green’s team will add savvy to your explorations. They have refreshments out today in their 20th floor models (worth it just for the view); and if you like what you see, they’ll let you ‘pick your passion’ with your purchase: season tickets for you both to ski, or for the theater.
“This is a chance to get it right on some things that might otherwise take years of downtown living to appreciate,” Green said, as she showed me a bright one-bedroom priced from under $300,000 on the 24th floor. It has a 5-piece luxury master bath, but also a half-bath for guests…stainless appliances, granite tops, euro cabinets, and a good view of both Long’s Peak and Coors Field.
“It’s a building designed for a 2-bedroom-plus buyer,” Green said, noting that the 1-bedroom shares the floor with only four or five neighbors, many of whom are buying pricier plans and who have larger down payments invested. “You can be downtown without being in the middle of downtown,” adds Jesse Hamilton, who’ll point out the restaurants and other attractions nearby (five nice eateries within a few blocks) as well as the Light Rail steps from the building. He’s also an expert in describing advantages of the federal tax credit on purchases through April; and of FHA financing (as little as 3.5% down). Take Lincoln north into downtown to 20th (free street parking today); and watch for the ‘Welcome Center’ in the corner of One Lincoln Park.
