So you’re in an apartment, and wish you could spend the holidays in your own single-family home? How likely is it that buying a short-sale home could get you there? “Fuhged-aboudit,” says Oakwood Homes’ Jeff Friant…who met a couple last month that had spent the last four months chasing after a short sale. “We showed them how much easier it was to buy a new home from us in Green Valley Ranch,” Friant said. To make a long story short, Friant met them Thursday for their closing, and they’ll be spending Thanksgiving in their new place.

“It’s actually easier to buy now than it was last spring when the Federal Government’s tax credit was offered,” says Oakwood Vice President Kristen White. She’ll show you Oakwood’s new ‘Dream Loan’ program that, on 3-1/2% down, could buy-down your first year mortgage payment to only 2-1/4% (with the next two at 3.25% and the final 27 years fixed at 4-1/4%). On a popular Turner plan (1,456 feet plus 2-car garage — three bedrooms and an option for four or five) that could deliver a monthly payment for that first year of around $822, everything included: principal, interest, taxes, even mortgage insurance. After the loan tops out at year four, the payment is still under $1,000.
Last month, those numbers proved irresistible to a family that was actually qualified to reach into the $250,000 range. “But we put them into a Turner, with a finished basement included that took the size to almost 2,200 square feet, for under $200,000,” Friant says.
