Spring isn’t until Mar. 20 – but for Oakwood Homes, spring always starts today, Saturday after Super Bowl – marked by a sharp spike in sales to young buyers who turn away from ESPN and start thinking about the bigger things in life, like buying a home instead of renting.
“Every year it happens, our sales always jump,” says Oakwood’s Jeff Friant, who’ll host an After-Super-Bowl Pizza Party today at Green Valley Ranch, east of DIA/Pena Blvd. on 48th, to mark the moment. Oakwood, which turns 20 years old this year, already has 32 Denver area sales since New Year’s, so this year’s spike could be super-sized.
Oakwood is marking the 20th anniversary with a special – buy a new home and take 20 points toward popular upgrades like washer-and-dryer or front-yard landscaping (both four points); or a granite-tile kitchen island or a finished basement ‘activity center’ (both eight points).
Or, you can look to a few homes that Oakwood has ready for move-in right now in Green Valley Ranch, at special 20th Anniversary prices – including a ‘Sheridan’ ranch plan, at $128,000. If you put that together with FHA financing, 3-1/2% down, right now at 4.625% 30-year fixed, you could be looking at monthly payments of $845.17 – principal, interest, taxes, insurance and mortgage insurance all included (Green Valley Ranch has no homeowner association dues).
“Our prices are low enough that we continually get buyers who don’t believe they can buy for less money than they’re paying to rent,” says Friant – who told me about one couple that were in that group of early 2011 sales: “They told me they thought the monthly payment was a gimmick,” he said. “Now they think it’s the best thing they ever did.”
Helping chart your own course is Oakwood’s Home Buyers Club (Friant can put you in touch today), an in-house team that will weigh your own financial situation and show you the quickest route to taking advantage of the opportunities. They’ll also help you decide between those quick delivery homes (including a Turner 3-bedroom, 2-1/2 bath plan, including a deluxe 5-piece master bath – over 1,660 square feet, plus a full basement, $226,211); or of having Oakwood start a place for you, where you pick the options.
Do that now, says Friant, taking advantage of the 20-Points-for-20th Anniversary offer, and you could be settled in by mid-summer. To reach Oakwood’s New Beginnings model center in Green Valley Ranch from Pena Boulevard (DIA freeway), exit at 48th/Green Valley Ranch Boulevard and head east 1.5 mile, past Tower to Ceylon.
