Koelbel comes to LoHi: Pre-sale opens at 10 this morning on 18 large townhomes from $380s

Somebody who has been wishing and hoping for something affordable in red-hot LoHi across the river from LoDo – something that has space and style – needs to skip brunch this Saturday morning and check out what Koelbel Urban Homes is doing at 3140 Vallejo Street, a half block south of Highland Tap and Burger on 32nd.

June 30 at 10 a.m. in front of several houses headed for tear-down next week, Koelbel unwraps plans for LoHi Court, 18 new-urban townhomes that will have 2-car attached garages, finished 2-bedroom 2-1/2 bath interiors from around 1,500 to over 1,600 feet capped by rooftop decks, at pre-construction prices that start from $385,000. Reservations will be first-come first-served, for $1,000 refundable deposits.

“I think that $380 price point is fantastic for a buyer in Highlands,” said Rachel Gallegos, LIVE Urban agent and LoHi specialist, heavily involved with builders in the fast moving market around the site. West 32nd and Vallejo is an epicenter for everything happening on the hillside west of the Platte River – right off 32nd, where Highland Tap is a hangout for the real estate crowd; two blocks east of the restaurant row between Zuni and Clay; two blocks west of a burst of new eateries around Tejon.

That’s not counting the attractions four blocks southeast in LoHi’s bridge district, where five streets meet beside Linger, Amato’s, and the footbridges into LoDo and the Union Station project. “We’ve watched LoHi for a chance to do this for two years,” said Carl Koelbel with Koelbel Urban Homes, a venture by Koelbel and Company into urban homes with walk-to attractions and transportation. “It was important that we’d do 2-car garages and architecture that suggests the quality we do on our more expensive homes, while keeping prices low.”

Gallegos said similar projects have sold out before they were completed to frame. “I’m sure it will be very successful,” she added. Koelbel and Company’s Silvio DeBartolomeis, who’ll be at LoHi Court’s site on Vallejo Street at W. 32nd at 10 a.m. Saturday, points out that these prices are offered pre-construction only; to reach from I-25, take Speer west a block to Zuni, turn north five blocks to W. 32nd, and right two blocks to Vallejo.
