When builders and architects arrived at trail-wrapped Solterra last week for their private preview of the Parade of Homes, they were universally wowed by six new furnished models Cardel Homes is showing in the master-planned community – more models in one place than in practically any part of the Parade. But the people who are even more impressed are the couples coming out of trendy city neighborhoods like Highlands and Wash Park – who’ve never seen this kind of space, this much area for kids to play, for this little money.
“Those city neighborhoods are hip, but they really cramp your style compared to what you get here,” said Cardel Regional President Rod Mickelberry, during a weekday that was already brisk with visitors. Cardel’s Sara Dieringer says she’s seen Denver buyers from historic neighborhoods that purchase from Cardel, who marvel over getting a master closet; or streets quiet enough for kids to play in. At Solterra those are just the start of the family-oriented lifestyle amenities, including a lavish 6,000-foot ‘Retreat’ community villa with outdoor pool, and trails that wander into public trails up Hayden Green Mountain Open Space, and into vaster areas beyond around Red Rocks Park and Morrison. “Practically everybody in the neighborhood mountain bikes,” Dieringer adds – noting that the monthly HOA dues that includes the lavish club facility is only $90. You’ll see six of Cardel’s 12 plans modeled, from three series. At the lower end, you’ll be wowed by the interior space these deliver from $404,900; and by features you won’t find in Highlands, like 3-car garages (standard on many plans) and photovoltaic solar (standard on one collection, available on all). You’ll tour a jumbo-sized visitor center with electronic exhibits designed by the family-owned builder; and a ‘Raphael’ plan just short of 4,000 square feet, so popular it’s the only model carried over from Cardel’s previous series — one reason why Cardel has sold around half of the homes that have been built here. If you like the Raphael’s looks, you’ll find one ready to deliver now with added finished walkout space, at $622,620 – or you can deposit for one of Cardel’s 110 new Solterra sites opening in September. You’ll see the setting – accessible to downtown, even more so to Denver West and new St. Anthony Hospital; much closer to skiing than areas further east.
