Ranches and golf look great, but buyers like the activities at Green Valley Ranch’s Fairway Villas most

Oakwood Homes is building something that’s both scarce and in high demand right now – ranch plans designed for 55-and-older buyers. And at Oakwood’s Fairway Villas at Green Valley Ranch, just as appealing as the ranches (83 sold in 2013) are the golf course, a residents’ club, and a wide assortment of activities that buyers really seem to love.

You can sample the latter as well as the former at Fairway Villas’ three model homes, backing to open space along Green Valley Ranch Golf Club’s 16th fairway. From 2-4 p.m., veteran Denver newspaper columnist Dusty Saunders will there, giving Fairway residents his recollections from his years covering celebrities. (You’ve already missed getting to go along with Fairway Villas’ new hiking club; they departed at 8 this morning for a trail up around Deer Creek Canyon.)

Last Wednesday sales rep Roger Shimono was setting an appointment with a buyer who had an up-front request: rather than tour models, she wanted to meet Fairway Villas’ on-site activities director, Angela Harris. Harris was busy planning other events for later this month – and this year: A ‘Party on the Patio’ Sept 22 (you can ask her for an invite during your visit today); a resident’s night to hear a 14-piece big band at nearby DiCicco’s Ristorante; and negotiating with a tour provider about a possible group trip by rail up the California coast.

“These people want that sense of community, of doing things together,” says Harris. That’ll be easier-still later this fall when Fairway Villas opens its big clubhouse with indoor-outdoor pools and a well-equipped fitness center overlooking the course, a few blocks east of the models. You can’t see inside yet; nor can you see any homes that you can move into right away. “Everything is selling fast now, particularly these ranches,” says Oakwood Regional Sales Manager Dwayne Montoya. That means that buyers need to get busy, tour the models, and start to plan ahead for a home that could be built from scratch, taking advantage of Oakwood’s ‘Power to Personalize’ options on these very appealing ranches, all with an upstairs ‘Smart Space’ included that offers extra room for, say, a third guest suite, and/or a library.

And there’s no reason to wait. “We’ve seen price increases all year,” Montoya adds. “The people who’ve bought are getting built-in equity by the time they move in.” Oakwood can help out with a ‘List Assist’ broker to save money on selling the older house. To dive into a snack bar at Fairway Villas’ models today, take Peña (DIA freeway) north to E. 56th, then east 1.2 miles to Dunkirk and right to 54th Place.
