In a year when it seems everybody is looking at ranch plans, it’s no surprise that many of the sales Village Homes already has at its elegantly styled Cliffside neighborhood in Castle Rock are roomy ranch designs. But Village, with a 30-year history of designing homes for Colorado buyers and their preferences, is also showing eye-catching alternatives that win prospective ranch buyers over to more traditionally styled two-story plans – ones with standard 3-car garages, big covered decks, and options for basement finish.
“We’re seeing a lot of buyers this year that are ‘tweeners,’ people who like ranches, but aren’t sure if they’re ready for single-level living yet,” says Village’s Bob Kenney, who will show you two imaginative models, west of Crowfoot Valley Road on Sapphire Pointe Boulevard. Both are two stories that have some ranch-like elements; but there’s also a real ranch that Village has ready for move-in now. What all of his buyers at Cliffside share in common, Kenney said, is a desire for more quiet and less density than they see in other new home communities at comparable prices. As if on cue, a buyer walked in from Parker, who told Kenney he was looking for a less congested neighborhood. He explored the quick-move-in ranch; along with the ‘Fulbrook’ and ‘Interval’ models – each with standard 3-car garage. “Either one of these can work for a buyer that’s not ready for a ranch, but who can imagine wanting one someday,” Kenney added. The Fulbrook is a luxury 3-bedroom, 4-bath design with a large study that could be rendered, instead, as an alternative main-floor master. Next door, the Interval has a main-floor guest suite so large and appealing that you’ll think it IS the master suite (I did). In both homes the real master is upstairs; each with a creative atrium entry that adds a sense of luxury beyond what you’re seeing elsewhere; along with en-suite styled secondary bedrooms, an engaging option for basement-level finish as guest suite and added entertaining area, and a big covered deck or patio that shows off the rock-rimmed surroundings (Village is creating a neighborhood ‘Overlook’ into the rimrocks for residents to view a scenic conservation easement and panoramic views of the mountains and Pikes Peak).Kenney will also point out Village’s quality included features: 9-foot ceilings on all levels – basement, main, and second level – along with a tile roof, faux-stucco wrap, designer kitchen package, and air conditioning; roomier sites (8,700 to 15,000 square feet) and a community park, private pool and clubhouse. From I-25, take Founders Parkway east 1.4 mile to Crowfoot Valley Road, turn left past the fire station to Sapphire Pointe Blvd., then left. Continue 1.5 miles (past two roundabouts) and turn left at the sign leading to Galaxy Drive.
