Getting your player ready...

For two years now, Ryland Homes has offered a big value in Fort Collins’ super-desirable Southeast quadrant, with top-rated schools and easy commuting to HP and other employers. Now Ryland’s McClelland’s Creek neighborhood is at the end of the line – just 19 of its original 127 home sites left – all of them a short walk by trail from Zach Elementary School – ten-for-ten stars at GreatsSchools.org.

“It’s taken just two years to move through this entire neighborhood,” says Rod Kechter, who’ll show you the model today (south of Harmony on Ziegler Road, then east on Kechter) plus a choice selection of homes that can be ready soon, along with six choice sites where you could pick a plan and work with Ryland from scratch on a personalized version of one of its plans.

Kechter says that whether buyers are coming from an older home that’s rapidly sold nearby, or arriving for the job scene here from out of state, there’s an air of urgency in the market now – people wanting to be here and settled in.

That’ll make a large Bliss ranch plan that Ryland has ready to move into now worth an extra look: It’s sized at 1,829 square feet plus a full unfinished basement with 9-foot ceilings; has a second main floor suite that’s large enough to work as a second master, and has the most popular upgrades, including granite kitchen tops, 2-inch faux blinds, an extended hardwood floor package that reaches all through the great room and entertaining areas, and front yard landscaping, already in. Buy it now and you can take a discount offered under Ryland’s ‘Get It Now’ program, bringing the price to just $409,900.

“This is a neighborhood that perfectly captures Fort Collins’ feel of being a kind of Boulder of the north,” Kechter says. “It feels like a small town with a big-city attitude. I’ve never sold homes in a town where so many people are out using the parks and trails.”

And they like this location’s access to Horsetooth Reservoir and to Fossil Creek Natural Area, as well as to downtown Fort Collins with its burgeoning microbrew scene, and historic Old Town that once inspired Walt Disney’s vision of Disneyland’s Main Street USA.

You’ll also see a family-sized Scene plan, with four bedrooms and 2,368 square feet of finished space, on track for November move-in, at just $459,900, after figuring in the special discount; and two other homes that can deliver before year end, at savings up to $25,000. Ryland’s McClelland’s Creek has prices starting in the mid-$300s for those remaining lots. To reach from I-25, take Harmony Road west 1.5 miles to Ziegler (just past the HP campus), head south on Ziegler a mile, past Fossil Ridge High, to Kechter and turn east to Northern Lights.

WHERE: McClelland’s Creek in Fort Collins, furnished model, only 19 home/site packages remaining, sustainable energy features; walk to Poudre District schools. 5727 Northern Lights Drive, Fort Collins; from Harmony Road at HP campus, head south on Ziegler 1 mi. to Kechter, turn left (east) 0.8 mi to Northern Lights

PRICE: From mid-$300s; ranch ready now at $409,900
