“The spring market has already sprung,” says veteran agent Michael Marcus with Coldwell Banker, who says that Denver area buyers were out in force the moment the calendar flipped to Jan. 1. “It was like somebody turned a spigot on.” Even in the mid-upper price range, he’ll show you how little inventory there is to meet that demand, as he holds open a 6-bedroom home in Cherry Creek Vista, east of the Denver Tech Center near Cherry Creek Schools’ top-rated Cottonwood Creek Elementary — one of only two homes for sale in that area.
Priced at $994,000, 11590 E. Lake Avenue in Englewood came on the market two days ago, with five baths and almost 4,700 square feet of finished space, counting a finished walkout basement that adds a sixth bedroom and a media area. Built by Esprit Homes in 1987, the main-floor master suite plan has a handsome facade with Georgian lines in a full brick face, beneath a new roof. “Itap very updated,” Marcus says, pointing to new furnace, new air-conditioner, new windows, recent kitchen update, designer powder room and a new deck — party sized.
With a main-floor master suite, it could lure a buyer seeking a ranch; but Marcus says itap the schools that define this neighborhood (Cottonwood Creek is rated 10-for-10 on test scores, 7-for-10 on ‘student progress’ at GreatSchools.org). The single-competing listing nearby is for a patio home in a gated enclave — not really a competitor, says Marcus. He raves about this area; “Itap a better value than the west side of I-25,” he says, adding that he can show you recent comparables for the home’s price range.
You’ll see a master suite with fireplace, coffered ceiling, private exit to the deck, and 5-piece designer bath with split vanities, custom iron railings in stairs and balcony, a teen-suite with its own bath and a full-wide 3-car garage. Marcus will have it open 1-to-4 p.m. Jan. 28. From I-25, take Orchard Road east two miles, past Havana, past the school and rec center, to S. Nome Street. Turn right (south) and follow Nome as it winds to the west to become E. Lake Avenue. Marcus is on his cell at 303-550-0075.
