Someone craving a luxury home thatap long on views and open space, but with a short drive to the Denver Tech Center, has a chance to pick one up at a fraction of its value, as a Euro-styled contemporary villa with 10,000 finished square feet, on 35 view-swept acres, goes up for auction June 29.

You can preview the property at 3250 Via Margarita in gated Waverton Ranch west of Castle Rock on Saturday, June 16 or 23; at a VIP open house June 20; or you can set a private showing.

According to owner/auctioneer Janelle Karas of Prestige Auction, the value is around $2 million, but a minimum bid will open at $1.2 million — and the property will sell to the highest bidder once the minimum is met.

“This is for a buyer that needs to be close to town but wishes they were secluded and wrapped by scenery,” says Karas, noting that a 35-acre property is a rarity so close to the I-25 business corridor.

The auction is set for 1:07 p.m. Friday, June 29.

Waverton Ranch is west of The Meadows; take I-25 south past C-470, 8 miles to Castle Rock Pkwy, head south on the parkway (becomes Meadows Drive) 1.4 mile to Butterfield Crossing, turn right to Rosecrown, then right 3 blocks to a private gate.

Karas is at 877-612-8494 or visit PrestigeAuction.com/CREDP01.
