1800 Larimer tower in downtown Denver adds 125,000 square feet in leases

Deals show continued demand for office space in downtown Denver

A wave of leasing activity has brought 125,000 square feet of new and renewed tenants to downtown Denver’s 1800 Larimer St. office tower, according to an this week by commercial real estate firm Newmark. The deals include tenants such as Morrison & Foerster LLP, Ballard Spahr LLP, BOOTS Construction Co., The Boettcher Foundation, First American Heritage Title Co. and Kaplan Kirsch.

Newmark also renewed its full-floor office at 1800 Larimer under a long-term lease. The firm facilitated the transactions over the past year.

The 22-story tower spans more than 500,000 square feet and features floor-to-ceiling windows, on-site dining, covered garage parking with electric vehicle charging stations and bicycle storage. It is owned by an affiliate of Blackstone and is operated by .

“These transactions reflect occupiers’ continued commitment to both 1800 Larimer and Downtown Denver,” said Newmark Senior Managing Director Whitney Hake.

“We’re seeing sustained interest from tenants seeking high-quality office environments that combine modern amenities, exceptional accessibility and strong institutional backing. As flight-to-quality trends continue, properties like 1800 Larimer remain well positioned to attract organizations prioritizing quality, amenities and location.”

Downtown Denver’s office availability remained fairly stable in the first quarter of 2026, according to . Class A office buildings, better known as the properties, saw higher occupancy as tenants continue to look for well-located buildings with updated spaces and amenities.

The leases build on a $13 million renovation completed by Beacon in 2024. The work included a new two-story lobby, an amenity center with a boardroom, training room and tenant lounge, an upgraded fitness center with locker rooms and improvements to the 17,000-square-foot terrace.

Additional work is planned, including move-in-ready suites.

1800 Larimer is near Union Station and Interstate 25, at the intersection of Denver’s Central Business District and Lower Downtown. It is also close to 16th Street, Larimer Square and Dairy Block.

About 300,000 square feet of the office tower was previously leased by Xcel Energy for its Colorado headquarters before the company moved to the at 3500 Blake St. in the River North Art District.
